Selling Closing Information Form

Thank you for selecting Terra Title as the Closing Agent for your pending sales transaction. Please complete our Seller’s Closing Information Form as the information requested is necessary and very important to maintain accuracy on your file and to help ensure a smooth transaction. Preparing for Your Closing and Post Closing

Documents Needed

In order to expedite this transaction please e-mail or fax us the following:

  • Copy of the owner’s title insurance policy
  • Copy of your most recent mortgage statements
  • Latest water bill / account #
  • Survey, if available

Miami–Dade Properties

NOTE: VERY IMPORTANT, PLEASE READ CAREFULLY: A FEW CITIES IN MIAMI-DADE COUNTY REQUIRE *CERTIFICATE OF RE-OCCUPANCY (City of Hialeah , North Miami, Miami Gardens or Miami Springs) OR a CERTIFICATE OF USE (FORECLOSED properties located within Unincorporated Dade only.)

Seller is responsible to obtain THESE CERTIFICATES Prior to Closing.

Photo Identification

We will need a current ID (driver's license or passport) for closing please provide with questionnaire. A notary public must review and approve your identification before your signature can be notarized.

Power Of Attorney

If the Seller is unable to attend closing, we can prepare a Power of Attorney (POA). Please let us know as soon as possible if a POA is required as we will need to get it drafted and executed in advance of closing. We will provide you with the POA and specific execution instructions. Please note there is a $200 fee for POA preparation and recording. For those who already have a general or durable POA, please send it to us for review, but note that many of these POAs do not comply with Florida Real Estate Power of Attorney requirements and it is always best to have our office prepare a specific POA. The original POA must be brought to closing as it will need to be recorded.

Non-Us Citizens

If you are a foreign national FIRPTA withholding is 15%. It is strongly recommended that you consult with your tax advisor in advance of closing to determine if you are subject to the withholding tax or if there is an applicable exemption.

Signing Outside The US

If you are out of the country, you will either have to make arrangements to be present for closing or you will need to contact your local us embassy to schedule notarization of the closing documents. Please contact us so we can plan accordingly.

Funds From Closing

If you would like your proceeds wired. Please download and complete the Seller Wire Transfer Request Form below.  Please bring this form with you to closing or return to Terra Title via facsimile prior to closing.

Mail Away

If you cannot attend closing, we can arrange to send the closing documents to you to sign remotely or have a mobile closer meet with you to ensure that the closing documents are accurately executed and properly notarized. Please contact our office for details and fees associated with this option.

Seller’s Fees and Costs

The following are standard title closing fees paid at closing:

  • Document Preparation Fee:$500.00
  • Closing / Notary Fee: $100.00

These listed fees will be combined as a Settlement Fee on the final Closing Disclosure

Additional costs to third party servicer are:

  • Title Search: $200.00
  • Wire Fees: $30 per wire
  • Municipal lien search $250 approximately*
  • FedEx Fees:                   $15 per Fed Ex
  • Estoppel Letters fees:Amounts are determined by Association

if property is Condo, Townhouse or PUD*

*These costs will vary per use, city and associations.
